A Brief Introduction to Zhubang OwnersĄŻ Association


Ą°Zhubang OwnersĄŻ AssociationĄ± was established in May, 2002.As an affiliate to Beijing Zhubang Real Estate Development Co., ltd, Zhubang OwnersĄŻ Association is a non-profitable membership association established to provide more high-quality services to the customers.The objective of this association is defined as follows: with the support from the customer service departments of Beijing Zhubang Real Estate Development Co., ltd and Beijing Zhubang Property & Hotel Management Co., ltd and other relevant departments, the association will provide timely property information, various activities and professional property services to the members, thus creating benign interaction between the customers and the developer through effective channels of communication.

Constitution of Zhubang OwnersĄŻ Association

Chapter 1 General Principles

Article 1The name of the organization is Ą°Zhubang OwnersĄŻ AssociationĄ±.
Article 2As an affiliate to Beijing Zhubang Real Estate Development Co., ltd, the association is a non-profitable membership association established to provide more high-quality services to the customers.
Article 3The objective of this association is defined as follows: with the support from the customer service departments of Beijing Zhubang Real Estate Development Co., ltd and Beijing Zhubang Property & Hotel Management Co., ltd and other relevant departments, the association shall provide timely property information, various member activities and professional property services to the members, thus creating benign interaction between the customers and the developer through effective channels of communication.

Chapter 2 Membership

Article 4Membership shall be open to those who meet the following requirements:
1.individual members shall be above 18 years old
2.owners of properties developed by Zhubang Corporation
3.those who acknowledge and abide by the constitution of this association
4.those who voluntarily join this association

Article 5Procedure for joining the association
1.The applicants submit the application and provide personal information on a voluntary basis.After joining the association, the members shall ask the association to record any change of personal information.The association respects the privacy of the personal information of the members and shall hold the information confidential.
2.The association will identify and examine the applications.
3. Those who are qualified for the membership after the examination of the association will gain the membership together with a membership card issued by the association.

Article 6Rights and privileges of membership All members of Zhubang OwnersĄŻ Association shall have the right
1. to get a membership card and enjoy member preferential policies (details are specified by the membership card).
2. to get free brochure for members of Zhubang OwnersĄŻ Association regularly published by this association.
3. to purchase properties developed by Zhubang Corporation in Beijing, Shanghai, etc. with preferential status
4. to receive latest information and documents of other projects developed by Zhubang in advance.
5. to participate in various activities for the members.
6. to publish advertisement for products on the brochure for the members for free if the member is a company
7. to voice opinions and suggestions on the properties through the association conveniently and quickly and get prompt feedback.
8. to enjoy preferential policies provided by Beijing Zhubang Real Estate Development Co., ltd with priority.
9. to enjoy other services provided by the association on an irregular basis.

Article 7Duties of membership
With the application identified by the association and the membership card issued, the applicant gains the membership of the association.While the member acknowledges and enjoys the rights and privileges as specified by article 6, the member should also perform the duties of membership, including revised articles or newly added articles in the future.These duties are binding on all the members of this association.
1. The application of membership shall be subject to the examination and approval of the association.Only with the issuing of membership card is the applicant accepted as the member of the association.
2. All the members register their real names for the membership.The membership could not be transferred to the others and the rights could not be enjoyed by the others.
3. The members do not enjoy voting rights regarding operation and management of this association.The members have no claim to the properties of this association.
4. In case the membership card is lost or stolen, the member shall inform the association promptly and go through the loss reporting procedure and apply for a new membership card.
5. The member shall show the membership card when enjoying preferential policies and participating in activities of this association.
6. The members shall not conduct any commercial activities, activities that damage Beijing Zhubang Real Estate Development Co., ltd or Zhubang OwnersĄŻ Association or any illegal activities in the name of the association.If the member needs the cooperation of the association, the member can apply for it.
7. The association is entitled to terminate any preferential policy, service or activities at any time and inform the members immediately.
8. Beijing Zhubang Real Estate Development Co., ltd is entitled to terminate the operation of Zhubang OwnersĄŻ Association at any time.After the termination of this association, all the rights enjoyed by the members also terminate.The members should not lodge any claims to Zhubang OwnersĄŻ Association or Beijing Zhubang Real Estate Development Co., ltd for the termination of this association.

Article 8Termination of membership
The membership will terminate under the following circumstances:
1. Zhubang OwnersĄŻ Association stops operation.

 

 

2. If certain member has behavior that harms other membersĄŻ interest, or the image, reputation and interest of Zhubang OwnersĄŻ Association or Beijing Zhubang Real Estate Development Co., ltd, the association is entitled to terminate the membership.
3. Members who would like to withdraw from the association voluntarily (the member shall hand back the membership card).
4. Civil rights terminate.

Chapter 3 Constitution revision

Article 9The association is entitled to revise the constitution and inform the members of the revision through means deemed appropriate by the association.If the member does not agree upon the revised part, please hand back the membership card before the revised constitution comes into effect and get the membership written off.Otherwise the revised constitution shall be binding on the members.

Chapter 4 Appendix

Article 10Zhubang OwnersĄŻ Association reserves the right to interpretation of all the articles of this constitution.
Article 11The constitution came into effect upon the date when Zhubang OwnersĄŻ Association was established.
